About English Rural

English Rural is a specialist non-profit rural housing association, established in 1991. We only build and manage homes in village locations, principally across the south of England. All the homes we build are community-led and designed to benefit local people. We are also one of the leading national advocates on affordable rural housing issues, with HRH The Princess Royal as our Patron.

Generally speaking, we develop our homes on ‘rural exception sites’. This enables us to ensure they are affordable and secured for local people – forever. Our residents and the local community are at the heart of what we do.

Affordable doesn’t mean poor quality. Our homes are designed and built to high standards, usually using local design features and ensuring that their environmental impact is minimal. We build beautiful homes that villages can be proud of and our homes consistently win awards for design and construction.

The proposed Newington Road site

What Is Proposed?

We are proposing to design, build and manage a small development in Newington Road of three affordable rented homes for local people. The scheme would comprise the following homes:

  • 2x two bedroom flats

  • 1x two bedroom house

In addition, we are proposing 1x 'Custom Build Plot' for cross subsidy of the affordable homes. Please refer to the FAQ section to learn more about Cross Subsidy and what a Custom Build Plot is.

Proposed Location

The proposed site is located opposite Underhill Cottages and to the South East of Fairview House in Peene. Access to the proposed homes would be directly from Newington Road. The development site is approximately 0.5 acres in size and comprises a relatively flat grassed field. The existing public right of way to the South East of the site connects Hill Lane with Newington.

Thank you for all the feedback received. We are pleased to confirm that on the 8th of November, the Parish Council voted unanimously to continue their support for the proposals. English Rural are currently preparing a planning application, incorporating the feedback received, and hope to make a submission shortly. The application will be viewable on the Folkestone and Hythe District Council's planning portal where the final proposals can be viewed and comments made.
